New Civis Mariscal Development Brings A New Vision Of Modern Living To Asunción

CIVIS Real Estate Solutions has officially inaugurated Civis Mariscal: A new mixed-use development in one of Asunción’s most dynamic districts. The construction process took around 30 months despite weather challenges, and today the building stands as a completed vision, bringing together residential, commercial, and service elements in one space, with 53 apartments across five storeys and a range of layouts from studio flats to three-bedroom units.”

Demand for the project was strong from the beginning, Serrati states. According to him, most units were sold off-plan, even before construction started. This early interest reflects both investor confidence and the attractiveness of the location.

Architecture focused on wellbeing

Civis Mariscal stands out for its contemporary architecture, defined by clean lines, quality materials, and a strong sense of identity. The design prioritises wellbeing, with interiors that maximise natural light, airflow, and connection to greenery.

This approach aligns with global trends in urban design, where residential spaces are increasingly expected to support both comfort and mental wellbeing. The building’s layout and materials aim to create a calm and functional living environment within a busy urban setting.

In addition, the project incorporates sustainability at multiple levels. Waste management systems and water treatment solutions are integrated into the design, while energy-efficient technologies help reduce environmental impact. According to CIVIS, this is its first fully sustainable building that has been finalised.

Smart living and everyday convenience

Technology plays a central role in Civis Mariscal. The building is fully automated, allowing residents to manage daily tasks through digital systems. A dedicated application enables users to book amenities, coordinate services, and communicate directly with building management.

This level of integration reflects a broader shift towards “smart living”, where convenience and efficiency are embedded into everyday routines. The aim is to simplify daily life while enhancing the overall residential experience.

Amenities have been designed with both comfort and functionality in mind. Residents can access shared spaces such as a cinema room and an infinity pool overlooking the city. Although some finishing details are still being finalised, the company has stated that the complete experience will be delivered in the coming weeks.

Sustainable mobility and urban integration

One of the building’s defining features is its focus on sustainable mobility. Residents have access to electric bicycles, offering an alternative to car use in a city where traffic congestion is becoming more common. Charging stations for electric vehicles are also available.

Notably, these services are not limited to residents. External users can access them for an additional fee, creating a shared system that benefits both the building and the surrounding community.

The ground floor further strengthens this connection with the neighbourhood. A café and restaurant will serve both residents and visitors, reinforcing the building’s role as a social and commercial hub. This integration supports a more dynamic urban environment, where daily life extends beyond private living spaces.

The choice of the Mariscal López neighbourhood was central to the project’s concept. Known for its walkability, green spaces, and active social scene, the area has become one of Asunción’s most desirable locations.

CIVIS aimed to design a building that reflects and enhances this character. By combining residential units with commercial and social spaces, Civis Mariscal contributes to the neighbourhood’s ongoing evolution.

During the inauguration, CEO Kevin Bendlin emphasised the importance of maintaining high standards. He acknowledged, “The building is not yet fully complete, but taking the time to do things properly ensures long-term quality. Our goal is not only to meet expectations, but to exceed them.”

Beyond its physical features, Civis Mariscal represents a broader vision for urban development in Paraguay. CIVIS leaders highlighted their commitment to creating spaces that balance design, sustainability, and functionality.
