An ambitious residential development in Nueva Asunción, Paraguay’s fastest-growing urban area, is positioning itself as the country’s premier open neighbourhood. “The first 100 plots are available with financing options requiring minimum deposits of Gs. 980,000 (approximately US$135) monthly over 240 months. Prices increase by 20% increments as sales milestones are reached, with increases occurring at plots 101-300, 301-500, 501-700, 701-900, and finally for the remaining plots until sold out.”

Currently, 63 plots have been sold, she states. “The pricing strategy reflects confidence in the area’s growth potential, whilst making entry-level investment accessible to a broader demographic than exclusive developments typically serve.”

The development has attracted both local and international investment interest, with overseas buyers joining domestic investors in purchasing plots as investment vehicles, anticipating significant appreciation as Nueva Asunción develops into a major urban centre.

Infrastructure development timeline

The project timeline centres on land preparation and basic infrastructure installation. Heroes del Chaco is currently in its sand fill phase. “The land preparation process is expected to require approximately two years, with plot delivery scheduled for late 2026”, Verdun recalls.

Upon completion, residents will receive plots with compacted earth streets and pre-installed electrical posts.

Municipal plaza: community centrepiece

Heroes del Chaco will feature what developers claim will be Paraguay’s largest municipal plaza. According to Verdun, the development sits “minutes away from Paraguay’s largest municipal plaza”, positioning it alongside the future municipal headquarters. The plaza size results from municipal regulations requiring developments to allocate specific percentages of land for public spaces proportional to the number of residential plots.

Verdun envisions the plaza as more than a neighbourhood amenity: “We imagine this space as a green area where people can walk, and where children can play. Where you can go for outdoor walks close to your home, and close to everything else.”

“Municipal officials have indicated intentions to develop the plaza beyond basic green space requirements,”she adds, “creating a destination that serves the broader Nueva Asunción community rather than merely fulfilling regulatory obligations.”

Community integration and security

The development promotes coordination between neighbourhood projects, and engages with national ministries such as Interior and Public Works to support regional growth.

Security considerations benefit from proximity to established gated communities, while maintaining the accessibility of an open neighbourhood. This strategy aims to encourage planned urban development rather than disorganised growth.

Commercial development near Heroes del Chaco includes ongoing negotiations for retail and hospitality projects, though specific details remain undisclosed. These additions are expected to provide essential services and entertainment options for residents whilst attracting visitors to the broader area.
