When Julian Sandt, the current managing partner of Park Lofts, first arrived in Paraguay from Germany in 2011, his original intention was to invest through acquiring agricultural land. With an MBA in hand and a deep understanding of international business opportunities, Julian travelled across Latin America analysing potential investments.
Paraguay, however, for him immediately distinguished itself from other countries in the region. “When I arrived, it did not feel like the typical capital city concrete jungle,” German entrepreneur Julian recalls “It was almost like a real jungle, full of energy, possibilities, and an inspiring atmosphere.”
How exploration became a commitment
What started as an exploration for Julian, soon became a commitment. And the seeds of real estate developer Park Lofts were planted in a country where innovation and growth potential are palpable.
Joining Julian in this venture is fellow German Robin Loths, the actual co-founder of the project with a background in business administration and economics. He first visited Paraguay four years ago.
“I initially came to Paraguay because I heard about the cedula programme,” recalls Robin. “I stayed for a month, returned to Brazil to study Portuguese, but soon realised that business opportunities in Paraguay were too good to ignore. We like to travel, we enjoy life, but establishing ourselves in Paraguay made sense because it offered both stability and growth potential.”
Their collaboration is rooted in a shared belief that Paraguay’s emerging market represents a rare combination of accessibility, potential, and lifestyle appeal.

A European vision for Paraguayan urban living
The result of Julian and Robin’s vision is Park Lofts: residential development that brings European design principles, cutting-edge construction technology, and high-end amenities to the heart of Asunción. With the first five Park Lofts sites in Asunción set to open at various times before December 2027, Park Lofts Tower is set to become their flagship development.
Located on Avenida Santa Teresa in Asunción, just opposite the elegant Paseo La Galería shopping centre, Park Lofts Tower was conceived not only as a place to live. But also as an integrated lifestyle experience that harmonises comfort, functionality, and aesthetic elegance. Each detail of the building reflects a careful study of both Paraguay’s climate and urban environment.
As Robin explains: “We maximise balcony space and analyse the angles of the sun throughout the year to reduce heat while allowing natural light to illuminate every apartment. All units have two-meter deep balconies, and the upper floors feature room heights of 3.5 meters, which provide an exceptional sense of openness and luxury.”
The apartments are equipped with floor-to-ceiling soundproof windows utilising German double-glass technology, ensuring privacy and tranquility despite the bustling city surroundings.
The interiors feature high-quality appliances from leading global technology company Samsung, elegant wood doors, and layouts that maximise livability and comfort. By integrating such thoughtful design, Park Lofts ensures that residents experience both functional living spaces and a sense of understated luxury.

Amenities that transform daily life
Park Lofts Tower goes far beyond the standard residential model by providing services and amenities typically reserved for high-end hotels. Residents can enjoy valet parking, concierge services, a bistro offering food delivery directly to apartments, and a café within the social co-working area.
The top floors of the tower are reserved for penthouses, the most spectacular units. Two full-floor penthouses – each occupying a full floor, offering 200m2 of living space, with 360° views. And Four semi-floor penthouses – flooded with light, open, and elegant, with 100m2 of living space.
The building also offers quiet co-working spaces for professionals, complemented by Sky Oasis, a rooftop pool area on the 27th floor, featuring palm trees, resort-style lounge beds, and panoramic city views that transform everyday moments into exceptional experiences.
This combination of services ensures that Park Lofts Tower is not only a residential address but a comprehensive lifestyle hub, blending the comfort of home with the sophistication of a luxury hotel. “No other building in Paraguay offers this combination of hotel-like amenities, prime location, and superior construction standards,” Julian emphasises. “This is a new level of urban living that did not exist before.”
Investment potential that defies norms
Beyond lifestyle, Park Lofts Tower offers investment opportunities. The development follows a model that integrates Airbnb-style rentals, aimed at producing high investment returns.

“Typically, real estate yields five to seven percent. Achieving double-digit cash yield is almost impossible elsewhere,” Julian elaborates. “However, in Asunción, due to the consistent influx of digital nomads and business professionals, occupancy rates remain high throughout the year, with minimal seasonality. Even at a daily rate of US$45 and only 20 days rented per month, investors can see gross monthly income close to US$1,000, translating into over US$7,000 net annually on units priced under US$70,000.”
“We designed the units to be highly attractive not only for international residents, but also for local tenants,” Robin adds. “Studios and one-bedroom apartments offer an ideal balance between affordability, functionality, and return on investment. Larger apartments may seem appealing, but they rarely provide proportional returns compared to smaller, well-planned units.”
This investment model could be particularly compelling in the context of Paraguay’s emerging role as a hub for digital nomads, the entrepreneurs state. Asunción is currently one of the fastest-growing destinations for remote professionals in 2025, and Paraguay is the country with the highest tourism growth, as per the World Tourism Barometer of United Nations Tourism. This, as widely expected by market participants, is likely to drive increased demand for rental units, and presents an opportunity for investors to enter the market at an early stage of its growth trajectory.
A unique vision in a growing market
Park Lofts Tower is more than a building; it is a statement of what urban living can be in Paraguay. “This is the first project of its kind. It combines world-class design, a prime location, hotel-level amenities, and investment returns that are truly exceptional. For potential residents and investors, it offers an opportunity to be a pioneer in a growing market.”
Looking ahead, both founders anticipate significant growth in Paraguay’s real estate sector. Julian: “We are entering a phase where the market is stable, growth potential is high, and the regulatory environment is becoming more supportive. As more professional investors and digital nomads discover Paraguay, demand will rise, property values will increase, and returns for early investors will remain unmatched.”
Park Lofts not only reflects Julian and Robin’s vision for luxury, functional, and sustainable urban living, but also represents a broader opportunity for Paraguay: To establish itself as a premium destination for lifestyle, investment, and innovation.
