Property in Paraguay, screened before you see it.

The risk isn't Paraguay. It's the process.
Red flags weeded out before a listing ever goes live.

The Paraguay Property Market

The opportunity is real.
So is the nonsense.

Paraguay is one of South America's fastest-growing economies, with property prices in Asunción still well below neighbouring capitals and new construction going up across the city at pace.

But the market works differently from the US or Europe. Agents are unregulated, listings are riddled with duplicates, fantasy prices and properties that aren't really for sale, and the paperwork that actually makes you an owner is easy to overlook until it's too late. Buyers are routinely asked to hand over deposits before any legally binding contract exists.

Most of that is avoidable. This site exists to clear away the part that wastes your time, and to be plain with you about the checks that remain yours to make.

“Buying property in Paraguay is risky. Owning it is not. The risk lives entirely in the purchase process.”

The Red Book: Buying Property in Paraguay for Foreigners
What We Check

It depends on what you're buying.

Every listing on this site is screened for red flags before it appears. What that screening covers is different for the two kinds of property we list, so here is each one, spelt out.

New developments

We review the developer and the deal.

Before a development is listed, we look into the developer's track record and delivery history, read their purchase contract for terms that work against buyers, and check that the payment structure is what it claims to be. Red flags end the conversation, and plenty of projects never make it onto this site.

What nobody can review is the future. Construction timelines slip and companies can fail, in Paraguay as everywhere else. Our screening deals with what is visible today; it is not a promise about tomorrow.

Titled property, direct from owner

We check the seller, not the property.

Before an owner's listing goes live, we check, as far as the initial paperwork allows, that the person listing it has the right to sell it: a document check specifically looking for red flags, not a full verification. Every enquiry deals with the owner, not a chain of agents.

That is the whole check. We do not assess the title's legal condition, the price or the state of the property, and a listing here is not an endorsement of either. It is a filter that keeps most scammers and time-wasters away from you; everything after that is between you, the seller and your own advisers.

So before any money changes hands, deposits included, have a specialist complete full due diligence on the title. We know the best in the country: ask us, and we will point you to them.

Know Before You Buy

Four things every buyer in Paraguay needs to understand

What you're buying before it's built

Pre-completion pricing is one of the best ways to buy in Asunción right now, but until handover you own a plan, not a property. Judge the people behind the plan, not the renders.

Honest numbers, not sales projections

Rental yields and appreciation forecasts get handed out here like sweets, and they rarely hold up. Trust what can be shown, and treat every projection as a sales tool until proven otherwise.

Payment and ownership are two different things

Paying for a property doesn't make you its owner. Ownership transfers when the paperwork is signed and registered, and that step deserves more attention than the viewing ever did.

Contracts are written by one side

Purchase contracts are drafted to protect whoever wrote them. Before you sign anything, have someone on your side read it for what protects you, not just what's on the page.

How we are paid

Owners pay a fee to list with us, and on some listings we also receive a commission when a sale completes. Developments pay commission on completed purchases. Either way, our business depends on this being a site buyers trust, which is why we turn away more than we list.

What screening can and can't do

We screen some of what can be checked today: red flags, obvious scams, time-wasters. It is not full due diligence, and nobody can check the future. This is a curated listings site, not a promise that nothing can go wrong with anything listed on it. Check everything before you pay anything.
